Qualifying more buyers - expanding the buyer pool

I had posted a previous blog about expanding the pool of available buyers, but received only few comments. It seems to me to be one of the critical focuses in our industry. We are watching the fed, concerned with program changes, seller's not listing low enough, or buyers not being realistic in their offers.

A book entitled Think like Einstein, recommends changing the question if you don't like the answers to the initial question.

I think the right question, is how can we get more qualified buyers.

Credit building, credit repair, high LTV loans, downpayment assistance. What tools? What marketing? What message and how? to increase the pool of qualified buyers.

So many no longer qualify. I met a potential buyer, a former customer, today. He is no longer qualified. He understood and resigned himself to the fact that the program we had previously used is no longer available.

What can we do to get qualified in today's market?

Anyway, here is my effort to restart that conversation. This time also using Seesmic, recommended by Mike Mueller. Please do not laugh at my presentation. Or if you laugh do so secretly, and do not put the laugh in your comments.

I am so excited about it I can hardly sit down. My mind is running over with ideas. I am almost shaking.

Coming so close upon my introduction to all that is Active Rain and beyond, it is a new world.

I truly feel like Plato's philosopher in the cave. There is another world, another way.

Ultimately, we become too close for all this crap that is going on everywhere. Let just have the conversation, like Mike Mueller invites.

I wish I could work a sale with you. I am licensed only in TN, GA, and AL.

I do have family in FL, and was born in Orlando. Anybody know where Zellwood is? Apoka?

My uncle is a former mayor of Kissimmee. My sister in law lives in P'Cola.

Not quite your neck of the woods. But I love Florida.
